Views across Richardson Bay
Design by The Wiseman Group
Set along the Sausalito hillside, the home is defined by its connection to Richardson Bay and a complete, design-driven reimagining.
Reimagined in collaboration with Fontana Construction and The Wiseman Group, the residence was taken down to its core and rebuilt with a clear point of view.
Systems, structure, and flow were all reconsidered, resulting in a home defined as much by what is absent as what is present. No excess. No unnecessary ornament. Just continuity, clarity, and a design grounded in long-term living.
French oak flooring runs throughout, establishing a cohesive palette. The main living and dining spaces open naturally, oriented toward the view and shaped by light rather than walls. A custom stone fireplace anchors the living room, while walls of glass extend outward to a rebuilt terrace with glass railings that dissolve into the bay.
The kitchen is intentionally understated, with integrated cabinetry, stone surfaces, and a full butler’s pantry allowing everything to function seamlessly in the background.
On the lower level, the tone shifts.
A glass-framed solarium creates a more immersive environment, complemented by a dedicated office and a suite of wellness-driven elements:
Arrival has been equally considered, with a side-by-side two-car garage connecting into a fully customized mudroom, where the same material continuity carries through.
This is a home shaped by how it lives.
Mornings unfold with light moving across the water. Afternoons settle into quiet continuity. Evenings either draw inward or extend outward, depending on the moment.
Each space is designed to feel intuitive, open, and effortless.
Private without isolation. Elevated without excess.
A rare alignment of design, craftsmanship, and setting, deeply connected to the water, and to the city just minutes away.
Floor Plan Overview:
A layout shaped around how the home is truly lived in, balancing connection, privacy, and spaces dedicated to gathering and recreation. Each level opens outward to terraces and decks, creating a consistent relationship between the interiors and the surrounding setting.
Main Level: Where Living Comes Together
The main level anchors the home, bringing together the spaces used most throughout the day. A generous sitting and dining area forms the core, opening directly to an expansive terrace that extends the living experience outdoors.
The kitchen is positioned for both ease and interaction, connected to a casual breakfast area and the terrace beyond, well-suited for both everyday routines and hosting. A butler’s pantry adds additional prep space and storage, supporting the kitchen without interrupting its flow.
Two bedrooms are situated on this level, offering flexibility for guests, workspace, or additional living needs. A full bath, laundry area, and thoughtfully placed storage are integrated throughout, keeping everything functional yet unobtrusive.
Direct access to the two-car garage is also located on this level, creating a seamless connection for everyday living.
Upper Level: A More Private Setting
Set apart from the main living areas, the upper level is dedicated to the primary suite, creating a sense of separation and quiet.
The suite itself is generously scaled, with a dedicated dressing area and a spacious bath. Just beyond, a separate living area offers added flexibility, suited for a quieter lounge, reading space, or secondary media room.
Multiple decks extend from this level, providing elevated vantage points and additional places to spend time outdoors.
Lower Level: Recreation, Wellness, and Flex Space
The lower level is organized as a large, open-concept environment that brings together recreation, wellness, and entertainment within a single, expansive space.
A dedicated office sits separately at this level, with its own deck access, offering a quieter setting for work or focus. A nearby bathroom with a steam shower supports both the office and the adjacent living areas.
The main open space is thoughtfully arranged into distinct zones: a recreation area with a wet bar and pool table, a fitness and sauna area, and a media lounge, all connected within one continuous room. This layout allows the space to function fluidly, whether hosting, relaxing, or using it day-to-day.
A second deck extends directly from this main living area, reinforcing the indoor-outdoor connection and providing additional space to gather or unwind.
Generous storage is also integrated on this level, allowing for long-term use, seasonal items, or hobby space.
Outdoor Setting & Arrival
The site is organized to create a layered outdoor experience, with terraces, decks, and pathways wrapping around the home to form distinct areas for gathering and retreat.
A defined motor court and two-car garage establish a clear arrival point, while the outdoor spaces offer multiple ways to engage with the setting.
Overall
The layout unfolds in a way that feels both expansive and intuitive, each level offering its own purpose while remaining connected as a whole. It adapts easily to a range of lifestyles, from hosting to working to everyday living.
